Parkway led a team to create a vibrant addition to Old City by partnering with Posel Management and Tester Construction. Featuring 61 apartments, a recessed courtyard on Trotter’s Alley, and 2,000 SF of retail space, Amble completes and complements 2nd Street, the heart of Old City by creating a modern living space in a historical setting.

Parkway Creates Value
The project began as a business challenge – could we develop this site? Formerly a furniture store in the 1800s, it had been a productive parking lot since the 1980s. Would we be able to create enough density to make the economics work? With a contribution to the Affordable Housing Trust Fund, we were able to gain additional density to achieve the economic returns that made the project possible.
Amble provides space to work from home, with a coworking lounge on the ground floor, incorporating a conference room and telephone booths. A mix of studios to two bedrooms, Amble’s defining apartments are the 11 two-story lofts on the 7th floor, featuring view of the Center City skyline, Customs House, and Benjamin Franklin Bridge. On the roof, residents enjoy a 2,000 SF roof deck, with landscaping and panoramic views of the Delaware River.
Working with Posel, we’ve created a community by partnering with local businesses on events. Designing the building was easy – it’s how it is run - with care, personal service, and attention to detail that makes a difference in the lives of our residents. We’re proud of the service that Posel provides, in line with Parkway’s commitment to customer service and excellence in everything we do.
The partnership between Parkway, Tester, and Posel has resulted in the successful development, delivery, leasing, and management of Amble.
